1. Bookings & Payment
Bookings for 100 Steps Beach House & Bungalow can be made online via our website, through Airbnb, or by contacting us directly on 0417 545 169.
All bookings are subject to availability. When making a booking, please ensure that all information provided is accurate and complete. It is your responsibility to notify us as soon as possible of any changes or corrections to your booking details.

Full payment is required at the time of booking to secure your stay.
By making a booking, you acknowledge that you have read and agree to these Terms and Conditions.

Please note: Bookings made through third-party booking platforms, including Airbnb, may also be subject to the terms, conditions and cancellation policies of the relevant platform.

2. Minimum Stays
100 Steps Beach House

Minimum 2-night stay in off-peak periods.
A 3-night minimum may apply during selected periods throughout the year.
Minimum 4-night stay during school holidays and Easter.
Minimum 7-night stay during summer peak periods.

100 Steps Beach Bungalow

Overnight midweek stays are available during off-peak and shoulder periods.
A minimum 2-night stay applies on weekends.
Longer minimum stays apply during peak periods.

If a booking is made that does not meet the applicable minimum stay requirements, we reserve the right to amend or cancel the booking and provide a refund less any merchant or payment processing fees.

3. Guest Numbers
100 Steps Beach House
Maximum 10 guests plus 1 infant.

100 Steps Beach Bungalow
Maximum 2 adults.

Guest numbers must not exceed these limits at any time.

4. Check-In & Check-Out

Check-in: From 2:00pm
Check-out: By 10:00am

Early check-in and late check-out may be available by prior arrangement and are subject to availability.

5. Pets
100 Steps Beach House
One dog is permitted.

Guests are responsible for:

Bringing their own dog bedding.
Cleaning up after their dog.
Ensuring dogs are not left unattended at the property.
Vacuuming pet hair before departure.

100 Steps Beach Bungalow
Pets are not permitted.

6. Respect for Neighbours
100 Steps Beach House & Bungalow is located in a residential area.
To ensure everyone enjoys their stay:

No parties, functions or events are permitted.
No excessive noise at any time.
Spa hours are 8:00am to 10:00pm.
Visitors must not cause disturbance to neighbouring properties.

We reserve the right to terminate a stay without refund where these conditions are breached.

7. Smoking
Smoking and vaping are strictly prohibited inside all buildings.
A minimum cleaning fee of $500 may apply where smoking has occurred indoors.

8. Departure Requirements
Before departure, guests are asked to:

Place used dishes in the dishwasher and start the cycle.
Remove rubbish and place it in the bins provided.
Turn off air conditioning and appliances.
Close and lock all windows and doors.
Leave the property in a clean and tidy condition.

Additional cleaning charges may apply where excessive cleaning is required.

9. Damage, Loss & Additional Charges
Guests are responsible for any damage, breakages, loss of property, excessive cleaning, locksmith call-outs or other costs arising during their stay.
We ask that any damage be reported as soon as possible so it can be addressed promptly.
Lost keys will incur a replacement fee of $50 plus any associated call-out or locksmith costs.

10. Booking Amendments
Requests to amend booking dates are subject to availability and are at our discretion.
A request to change dates may be treated as a cancellation of the original booking and a new booking for alternative dates. Any applicable cancellation fees may apply.

11. Cancellation Policy
As 100 Steps Beach House & Bungalow is a single accommodation offering, once dates are reserved they are removed from sale. Unlike larger accommodation providers, we cannot offer alternative rooms if a cancellation occurs. For this reason, refunds for cancelled bookings may depend on our ability to rebook the dates.

Standard Bookings (Off-Peak Periods)

Cancellations more than 30 days prior to arrival will receive a refund less the applicable merchant/payment processing fees.
Cancellations within 30 days of arrival are non-refundable unless the dates are rebooked by another guest.
Where the dates are successfully rebooked, a refund will be provided less the applicable merchant/payment processing fees and a 10% administration fee.
If only part of the cancelled booking is rebooked, any refund will be based on the number of nights successfully rebooked.

Peak Period Bookings
(Public holiday weekends, Easter, school holidays, Christmas and New Year periods)

Cancellations more than 90 days prior to arrival will receive a refund less the applicable merchant/payment processing fees.
Cancellations within 90 days of arrival are non-refundable unless the dates are rebooked by another guest.
Where the dates are successfully rebooked, a refund will be provided less the applicable merchant/payment processing fees and a 10% administration fee.
If only part of the cancelled booking is rebooked, any refund will be based on the number of nights successfully rebooked.

Travel insurance is strongly recommended as refunds will not be provided for circumstances outside our control, including illness, injury, weather events, travel disruptions or changes to personal circumstances.

12. Commercial Use
Commercial photography, filming, workshops, retreats or other commercial activities are not permitted without our prior written approval.
Additional fees and conditions may apply.

13. Liability
Guests stay at the property at their own risk.
To the extent permitted by law, 100 Steps Beach House & Bungalow is not responsible for loss, theft or damage to personal belongings during a guest's stay.
Nothing in these Terms excludes or limits any rights available under Australian Consumer Law.

14. Definitions
100 Steps Beach House & Bungalow means the accommodation located at 140 Melba Parade, Anglesea, Victoria 3230.
Guest means any person staying at or visiting the property during a booking.
Peak Periods include public holiday weekends, Easter, school holidays, Christmas, New Year and any other periods specified by us from time to time.
We, Us, Our means Virginia Morris trading as 100 Steps Beach House & Bungalow (ABN 47 878 068 327).
You means the person making the booking.
